You may be a tenant or the landlord who is looking to paint a rented apartment, in both the cases you will like to do the paint of the house which doesn’t cost a fortune and provide a decent paint finish. Today we will help you do the same, i.e. save money and get a good makeover of your place.
Best way to save money is to reduce the area in which painting is to be done. For a rented house this can be done by excluding the low traffic areas such as washrooms, store rooms, and the entire ceiling of your house. Idea behind doing so is that rented houses are painted more regularly such as whenever a tenant leaves and another tenant comes to the house. So if it was painted within the last 2-3 years, chances are these low traffic areas will be in very good condition and do not require the painting.
#Choosing the right paint typeIdeal paint type for a rented house should be the one which gives a good makeover and lasts for the same period as a tenant would in that house. Most common paint types that are used in a rented apartment are Distempers and Basic emulsions, as they are cheaper, provide decent finish and last 2-5 years. You can choose distemper or you can go with Basic emulsions depending on your preferences. We will suggest going with basic emulsion as this will last 4-5 years, and won’t give any chalky and rough finish which will be in the case of distemper. But you can even go for distemper if you don’t have any problem with the chalky and rough finish as that will save some money for you.
Ideal paint process for a rented house should be Whitewash, as this will save a lot of time and money. Also whitewash can be selected because a rented house is regularly painted so chances of damage in such a house will be very less. Only things that need to be taken care of are dust and dirt marks on the walls, which are caused due to day to day use of the house. However if you have some damage on a few walls or heavy damage on some wall, those walls can be considered for the Repainting or Fresh Painting process. Even if you wish to change the colour shade, you can change the painting process for those particular walls. You can also save money on packaging and masking material by doing the painting when the house is empty, as that will allow for very less to negligible packaging and material and labour required to do that work will also be negligible. So plan to get your house painted after a tenant leaves and before the arrival of the new tenant.
